AMO residences prices are so high now at 2.1K psf for 4 BR. Will other projects, like Parc Clematis, raise prices looking at the demand for AMO? Should I buy before prices are increased for older new launches?

Dear sir/mdm,

We are down with final 30+ units in Parc Clematis, therefore if you have shortlisted this project, you should act fast on this, although I am unsure why have you selected this project in comparison with AMO, being 2 distinctly different locations. While there could be an impact in pricing once AMO is launched, the more important aspect will still be whether the project fits what you require and the exit plan you have in mind for this purchase.

Good morning,

Yes AMO will set new benchmarks for an OCR project, which gives encouragement to developers of other already launched projects to increase prices. Buyers may also look at Parc Clematis's construction progress and closer TOP date and opt for this project instead, should they not be able to get their choice unit during booking day.

If you have already narrowed down to this project, its better to act earlier than others since there are only 34 units left in Parc Clematis, with only 5 units of 4 bedrooms left.

I think Parc Clematis and Amo have a different attributes
Parc Clematis 4 Bd the psf is lower than Amo guide price, however for Parc Clematis there has been a few round of price adjustment and not many choice unit (only 5 units left)
Looking at the market sentiment , most likely developers are encourage to increase prices as well

Other than price have you made details comparison such as:
- Layout
- Facing and view
- Potential capital upside
- Potential rental and tenant profile
- Proximity to good schools
- Any Transformation in the area

Are you looking for investment or own stay?
As for location are you open to other locations?
Have you made comparison in terms of price and other attributes with other 4 bd that is available in the market now?

There is integrated project that is linked to MRT with similar psf
There is also freehold project with similar psf that is just TOP
In term of psf, there is project that offer very attractive psf for 4bd starting from $14xx psf ($1.7x mill) and only around 3 mins walk to MRT and shopping mall

May I know if you're looking for your own stay? Or is this for investment purpose?

If it's for your own stay, I would say your preferred location should take precedence over the price, because you do not wish to buy in a location that you do not like to stay in. You may end up with regrets.
